Open Houses can be a great way for you and your agent to market your property to buyers in the local market place. Preparing your home however is something most sellers do not even consider.

Most think that it will just be "good enough" to just leave things as they are, however this is the wrong attitude to take! In a tough market full of competition, you need every angle you can. Firstly, the pictures on the listing need to show your property at its best, after all if a property does not look enticing enough on paper, it is unlikely that you will get many wanting to physically view the property.

Next you need to declutter the property - yes, any non essentials either throw away or put into storage until after the sale. Also please remember to carry out any repairs or minor DIY jobs which you have been putting off for months (ok, years!) these will be noticed by buyers and give the wrong impression, if they see something small wrong, they could automatically assume that there are more problems lurking somewhere! Additionally, home staging is not a bad idea and has become popular in recent years. Finally, consider upgrading some aspects of the home to make them more energy efficient - something which is becoming more of an important feature as more people are aware of high energy costs.

If these simple steps are followed then you should be able to get the most out of an open house and hopefully get a sale as soon as possible!
