Ok, so you are a buyer who wants the smoothest home buying process - who doesn’t? Well of course your Realtor will help out as best possible, but alot relies on your efforts to get educated!

We all know that choosing your Real Estate agent is one of the most important choices but in addition to this there is also questions which you should be asking yourself, such as: Why do I want this home? What do I need it for (work or weekends away? for instance!) and of course, the important; How much can house can I afford?

In this buyers market it is important to get pre-approved for a mortgage and then you have an ace up your sleeve, an extra bargaining chip with sellers to ensure that you can get the best price and move quickly. To ensure that this process goes smoothly try not to incur any additional debt during the homebuying process as this could effect your mortgage application.

Of course you also need to consider certain things when you actually find that perfect home! What is the neighborhood like? How much deposit would be best to put down? What contingencies should I put in the contract? Should I have a home inspection?
