In order to keep myself focused, I have created a list of all the qualities I would want in a real estate agent.  Prospective real estate clients should peruse the list and make sure the agent they are considering has many or most of these qualities:

1.  Isn’t afraid to try new things.
I read that Tim Allen’s birthplace is going up for sale.  As a marketing strategy they’re letting people know the home’s famous history.  No, it’s not necessary to sell the home, but it will bring them in the door and then the selling can take place.  While this isn’t a common way of selling a home, it’s a fun way to increase buyer interest.

2.  Provides you with current market data.
This again isn’t necessary, but it shows you someone who continues to watch the market.  Just like it impresses me when a doctor hands me current medical studies he’s photocopied from journals, it impresses me when a real estate agent hands me copies of research she’s done.  It tells me that my real estate agent sells homes because she loves it and not just to make a profit.

3.  Gives you hints to sell faster.
Little things like a clean home, a pretty landscape and buyer bonuses can help your home sell faster and for more money.  If your real estate agent isn’t advising you about these types of selling tips, then I’d wonder…

4.  Doesn’t mind answering your questions.
A home is an expensive item and you are naturally hesitant about what is the best marketing strategy and how much money your home will sell for in the end.  A real estate agent who is too busy to take your calls doesn’t need your business. 

Of course, there are other signs that you’ve found a great agent, and raport and attention to detail are important as well, but keep your checklist focused on what will help you sell your home.  That’s your end goal, isn’t it?
